Audits In Highrises Held Up As ‘realtors Yet To Deposit Funds’, ET RealEstate

GURUGRAM: Structural audits of high rise residential societies are getting delayed as the developers have failed to deposit funds for the execution of the plan.

Not just this, the developers have also not shared building plans, which is a must for carrying out structural audits.

Additional deputy commissioner Hitesh Meena recenty called a meeting with the district town planner (DTP), structural audit agencies and representatives of developers to review the audit process. He directed the district twon planner to issue the final warning to developers asking them to cooperate, failing which action will be taken against them.

Meena also discussed the status of ongoing valuation of interior work of flats in towers G and H and the status of refund to the affected flat owners of Chintels Paradiso in Sector 109.

During the meeting, the officials and developers were given directions about the future course of action. District town planner (enforcement) Manish Yadav said he informed the additional deputy commissioner that most of the developers have yet not deposited the money for the testing to be done under the structural audit of 15 societies in the second stage of the first phase.

“Only three or four builders have deposited the money so far due to which testing work is getting delayed. In this regard, Meena gave instructions to issue a notice to the defaulting builders with final warning. If they do not deposit the money, even after warning, action will be taken against them as per rules,” DTP Yadav said.

Similarly, Yadav informed Meena regarding the structural audit of 23 societies being conducted in the second phase. “Till now 12 builders have provided maps for audit while 11 builders are yet to submit the same,” he said.

On Chintels Paradiso issue, the builder management informed authorities that about 280 flats owners have to be issued refunds, of whom 90 owners have given their consent.

“Till now, 100% payment has been given to around 36 flat owners. Meanwhile the interior work of about 108 flats is being evaluated, of which evaluation of 52 flats has been completed, ” the developer told the authorities in its statement.

The assessors informed ADC Meena that the remaining flat owners are not cooperating in the assessment due to which the process is slow.
