77% Of Total Land Area Proposed For Built Up Use, Real Estate News, ET RealEstate

THIRUVANANTHAPURAM: The master plan 2040 has included 77% of the total land area for built-up use as per the proposed land use zones. There are five non-built zones which include water bodies, buffer-water body, conservation zone, recreational zone and quarry zone.

Three special zones – proposed mobility hub, land for Trivandrum Medical College expansion and special development zone and 14 built zones have been included under proposed land use.

As per the document, inclusion of 77% land area under built up zone would enable availability of ample land for all kinds of development activities in the city. About 6% of the land use is assigned for transportation usage. This is designed considering the possibilities of transit oriented development (TOD).

Two TOD corridors have been proposed for the capital city in the draft master plan 2040 with flexible floor area ratio. TOD aims at combining land use and transport planning in a way that it would promote planned, sustainable urban growth centres, liveable communes with high density mixed land-use. The TOD model envisages a place where citizens can avail open, green, public spaces and at the same time transit facilities are efficiently utilized.

Two corridors for TOD which have been included in the plan are old NH-47 and NH bypass. Job centres, commercial centres, educational and medical institutions are concentrated along the old NH-47 corridor.

The heritage areas occupy about 0.5% of the land use. Nearly 1% of the land use is put forth for tourism related activities. The existing public and semi-public uses accord for about 10% of the proposed land use. About 7% of the land area falls under non built uses, however environmentally suitable activities are permissible in these areas, the document notes.
