Affordable Housing Projects Held Up, Cos On Dtcp Radar, Real Estate News, ET RealEstate

GURUGRAM: The department of town and country planning (DTCP) has warned developers of action and said all the 50 affordable housing projects that are under-construction in the city will be monitored regularly.

Officials said on Sunday that a majority of the projects, most of which were launched over five years back, were running behind schedule. Combined, these projects include thousands of flats and houses, which cost less than Rs 30 lakh each.

Senior town planner Renuka Singh, in a review meeting held on September 29, directed five developers who were not in attendance, to submit the project status report within a week.

The status reports of the delayed projects will be sent to higher authorities for further action, she said.

“Instructions were issued to complete construction work of the projects within the licence terms and conditions, and the time limit. For projects that require inspections, orders have been issued to the concerned officers. Written orders were issued to the developers who did not attend the meeting to send the status report of their project within a week, otherwise action would be taken as per the rules,” Singh said.

At the meeting, department officials said one of the developers who has three projects in sectors 108, 69and 70 was pulled up as work had begun for just one of the three complexes. The projects are expected to be completed by 2025.

“Strict instructions were given to the builder about the complaints and delays. In such a situation, construction work should be expedited,” an official said.

Representatives of Breeze Infra told department officials that their projects in sectors 88A and 89 will be completed by September 2026. For another project being developed by Renuka Traders in Sector 37C, the developer said it will be finished by March 2025.

To verify these, the senior town planner ordered a team of junior engineers to inspect the projects and submit detailed reports on their progress.

Another official said all the projects of GLS Infratech were likely to be completed within their deadlines. The developer had told the department that four of its affordable housing projects will be completed by April 2024, August 2024, December 2025 and April 2027.

Representatives of Mahira Homes, SRV Automobile, Tulsiani Construction and Developers, Pivotal Infrastructure and Agranta Realty did not attend the meeting. “The projects of these builders have crossed the deadline whereas according to the Affordable Housing Rules the projects have to be completed within four years,” said an official.

Sohan Bhalotia, who bought a home at a project in Sector 62, said construction was behind schedule, but DTCP had not taken any action. “We are paying rentals as well as EMIs, and there is no communication from the developer,” he said.
