Sra Glare On 22 Developers For Delay In Completing Projects, Real Estate News, ET RealEstate
PUNE: A total of 22 city-based real estate developers recently received notices from the Slum Rehabilitation Authority (SRA) for delaying projects.
According to an SRA official, the time frame of the delayed projects ranges between five and seven years. “The developers were asked to explain the reason behind the delay,” the official said.
In response to the notices, the builders claimed resistance by the owners for selling their lands was the main reason for the delay. “The developers have now ensured to resume talks with the owners for buying the land parcels meant for the projects,” the official said.
The SRA, in order to see the slum dwellers adjust well to their rehabilitated spaces, requests the builders to take care of repair and maintenance of the houses for a couple of years. The SRA is also working towards getting insurance policies for the same.
As per data available with the SRA, the state currently has 166 projects in operation, while 61 projects having been completed. Till date, over over 10,800 slum dwellers have been rehabilitated.
Nagesh Gaikwad, tehsildar (SRA), said “Now as the TDR has been equalised we are seeing an increase in the number of developers registering for new projects. However, the slum dwellers still oppose development on issues like number of units and space allotment. This cannot be altered, but we are trying to do it with 45 projects that are underway. Soon, the consent percentage will also be changed to around 50.”
On being asked about the state of Janata Vasahat, a slum on the foothills of Parvati hill, Gaikwad said, “The process is taking time due to height restrictions imposed by the archaeological department near Parvati hills. Discussions are being held to resolve this issue.” Currently, there are 282 private lands on which slums have been established. There are a total of 486 slums in Pune, while in Pimpri Chinchwad the number is 70.
