Glada To Begin Process Of Regularisation Of Buildings Soon, Real Estate News, ET RealEstate

LUDHIANA: For regularisation of buildings constructed without approval or with deviation, the state housing and urban development authority has notified a policy. The Greater Ludhiana Area Development Authority (Glada) has also received a copy of the notification and now they will begin the process of regularisation of such buildings.

Under this policy, standalone buildings of educational, medical, commercial, farm houses, religious, social, charitable institutions, industries constructed outside municipal limits, outside Urban Estates and outside industrial focal points in the state will be covered.

Applications will be accepted with complete information to competent authority by June 30, 2024. However, for applying under this policy, owners of the buildings will have to fulfill parking norms, fire safety requirements, NOC from the fire department and ground coverage .The policy mentioned that floor area ratio (FAR) shall be applicable as per the governing building byelaws. Structural safety certificate shall be obtained from qualified structural engineer as per applicable byelaws. There should not be any violation of usage specified in master plan and regional plan and building should not be in any prohibited area. For regularisation of the buildings, fee has also been fixed under which commercial building owners will have to pay Rs 50 per square feet (covered area), farm house owners will pay Rs 30 per square feet, for educational, medical institutions and industry Rs 20 per square feet and for religious/social and charitable institutions Rs 5 per square feet will be charged. If there is excess ground coverage then double fee will be charged.

However, the Glada officials are not aware of total number of such buildings that will be covered under this policy. They claim that no survey had been done in the past and those who want to take advantage of this policy should come forward.

Chief administrator of Glada Sagar Setia said, “We have received the copy of notification of policy and now officials will put on the task. Owners of such structure should come forward for regularisation of their buildings.”
