4,906 sq meter of orchards, fields open for construction, ET RealEstate

PANAJI: The town and country planning department continues to modify the Regional Plan 2021, with the department notifying the conversion of five land parcels measuring 4,906 sqm. These orchards and paddy fields have been converted using Section 17(2) of the TCP Act.

The plots that the department found “necessary” to convert are in Tivim, Sao Jose de Areal, Curtorim, and Raia. The notification was issued by chief town planner Rajesh Naik.

To date, more than 2.4 lakh sqm of orchard land has been converted across the state under Section 17(2).

“Modification is necessary to be carried out to the Regional Plan 2021 for the purpose of rectifying inadvertent or inconsistent or incoherent error zoning,” said Naik in the notification.

The TCP board has directed the chief town planner (planning) to alter the zoning based on the request by the land owners and reports prepared by the department and a registered professional.

In Tivim, a request was made to convert 7,325 sqm of orchard land but the TCP department agreed to change the zoning to settlement for 1,743 sqm. In the same village, 840 sqm of land, which was earmarked as an orchard has now been classified as a settlement zone.

In Sao Jose De Areal, 535 sqm of land which was earmarked as a playground has now been marked as a settlement zone. In Curtorim, 150 sqm of paddy field has now been classified as a settlement zone.

The village of Raia has seen several applicants for a change of zone with the TCP department entertaining yet another request to convert paddy fields to settlement, this time for a 1,638 sqm plot.
