Over 800 Exempted From Property Tax This Fiscal Year, ET RealEstate

CHANDIGARH: The Chandigarh Municipal Corporation has exempted around 850 owners of residential properties in the city from property tax in the current financial year starting from April. The three categories of property owners who have been exempted from the property tax ambit are widows, disabled and ex-servicemen.

A notification in this regard was initially approved by the MC general house, after which it received the nod of the Chandigarh administration.

Later, UT issued specific notification of exemption for the aforesaid categories. The list of beneficiaries keeps changing on an annual basis, based on applications for exemption benefit.

“There is a set process to avail exemption from property tax. Beneficiaries have to apply along with their ownership documents and valid identity proofs issued by competent authorities. Based on that, the authority allows exemption after going through the laid down process and procedures.

In case of the widow category, ownership of property is required, while in disabled category, disability certificate issued by the government authority is needed, apart from ownership certificates. In case of ex-servicemen, ownership certificate and valid identity proof of ex-servicemen is required,” sources said.

They added that in many cases, ownership of properties is not 100% registered in the name of beneficiaries. In such cases, exemption benefit is being given based on percentage of the property registered in the name of beneficiaries.

The issue of exemption in property tax and choosing beneficiaries was frequently discussed in the monthly general house meetings of the MC in the past. Councillors suggested many categories but the three aforementioned categories were finalised after long deliberations and notified by the Chandigarh administration.
